How to Fix Your Email Problem as a Mortgage Lender

Most of a loan officer's email is borrowers asking where their loan is, documents going back and forth, and third parties who all reply at once. Fix it by answering status before borrowers ask, confirming every document you receive, and getting a draft in front of each new lead within the hour.

The emails that fill a mortgage inbox
Open any loan officer's inbox on a Tuesday and it's the same handful of subject lines. "Any update?" from a borrower who hasn't heard from you since Friday. "Did you get my W-2?" from one who sent it twice.
Then a title company asking about a fee and a realtor asking about the closing date. And a web lead who filled in a form at 11pm and is comparing you with two other lenders.
None of them is hard to answer. There are just a lot of them, and each one waits until you have time.

Borrowers shouldn't have to ask for an update
When the borrower has to chase you, it shows. In STRATMOR's borrower surveys (October 2016 report), contact the borrower started scored 61, the lowest of any method measured. Updates the loan officer started scored highest.

It doesn't read your loan origination system. Anything recorded only in the LOS still needs a person to add.

Confirm every document, and ask for the right one
Borrowers' most common complaints, per Floify's roundup, are unanswered emails and being asked for the same document twice, or told it never arrived.
